Make Your French Dream a Reality

We’ve all looked at a tree or sea change over the course of our adult lives but how many of us would be willing to shut up shop and begin a new life and business overseas? I’m guessing a lot of us would love to but would we actually take the plunge? An opportunity to do just that has presented itself through Morning Penninsula agent Maguires Real Estate. If you’ve ever dreamed of having your own villa in the South of France atop a grassed covered hill overlooking the sea and a picturesque village then your dream can now be a reality. Alan Maguire of Maguires has listed a 6 bedroom, 7 bathroom luxury Provencal villa which aside from providing a fantastic place for friends and family to holiday in, provides a great income as a bed and breakfast. Mr Maguire said it was a rare opportunity to list such a property and explains how it came about. ``I actually met the owner’s wife through some work in Tahiti as my background is actually in education,’’ he explained. ``This happens to be their holiday home in the French Riviera and after she attempted to sell the property via a number of international websites without much luck, she asked if I would give it a go and of course I was happy to oblige.’’ Located above the medieval village of Bormes Les Mimosas, 40km from St.Tropez, Le Belvedere (French for ‘beautiful view’) the property is just 4km from the beach and winery. Modern and elegant, the villa features tiled floors, high ceilings with exposed beams and a fully equipped kitchen with stainless steel appliances and separate laundry. The house is air-conditioned with a decorative fireplace, balcony and terrace to take in the breathtaking Mediterranean views. Mr Maguire went on to explain that the 2,420 square metre property consists of two houses (total 300 square metres) – the ‘grande maison’ and the ‘petite maison’. The larger house has four bedrooms and the smaller one, which is on the upper part of the property, faces the swimming pool. Each of the seven bedrooms feature large glass doors opening on to the patio or landscaped gardens. Mr Maguire wanted to reassure potential purchasers that France allows foreign nationals to purchase established houses without restrictions adding that French banks could offer low interest loans to Australians and that foreign investment property could now be negatively geared against Australian income. ``Prior to taking on the listing we spoke to a solicitor in Melbourne who handles property transactions in France so we are happy to provide their details to the new purchaser if they require it,’’ Mr Maguire said. Fluent in French, Mr Maguire believes this will be a big plus when it comes to negotiations. ``Speaking French certainly helps but most of all we’re really excited at the opportunity to present such a magnificent and unique property to the global market and are looking forward to the experience that will come with it,’’ he added. So the burning question remains, how much will it be to convert your French dream into a reality? The answer: $2,480,000 Euros (price will be converted to AUD at time of sale).
