The property comprises approximately 31.7 hectares, including a mapped sand extraction area of approximately 10.3 hectares. Based on recent testing and vendor-supplied modelling, the identified area is estimated to contain approximately 1.80 million raw tonnes of sand, assuming an average extraction depth of 10.9 metres.
The material is described as predominantly fine-to-medium, free-draining sand with potential applications in washed concrete sand and
specialised golf-course construction products. Washing and classification will be required before commercial sale.

This is a development-stage sand resource project, not an operating or fully approved quarry. The purchaser will be responsible for obtaining all required planning, environmental and extractive-industry approvals and establishing the necessary machinery, wash plant, access roads, settling ponds and operating infrastructure.
Further drilling, geotechnical investigations, wash trials and product-compliance testing will also be required to independently verify the resource quantity, quality and commercial recovery.
Asking Price: $6,000,000 for the freehold property and identified sand resource.
